1. Help you find the right house or property to purchase.

- Your agent has access to "insider information" gained from area networking.
- You are registered with our exclusive online Internet MLS service "Sleepless Agent". This 24-hr. service will e-mail you information on all new "hot" listings and status updates on properties in your portfolio!
- We offer and have organizational expertise in national and corporate relocation services.
2. Help you with price negotiations, tell you what comparable properties are selling for, prepare your offer, and explain terms of the purchase contract.
§ Prepare a CMA (Comparable Market Analysis) for properties that you are seriously considering making an offer
§ Provide Property Profiles for properties that you are seriously considering making an offer
§ Provide contracts, forms, business and negotiation strategies
§ Prepare and present all offers and counter-offers
§ Negotiate all terms of the purchase, including all contingencies for appraisal, loan, inspection, hold-over, possession, exclusions, lease-back (if any), increased deposit (if any), tax deferred exchange or a sale contingency (if applicable).
3. Help with your paperwork. Yes, we help do your "homework"!
§ We work with a Transaction Coordinator who manages the file, while the agent is out of the office to ensure the paperwork flows smoothly toward a successful closing.
§ Offer you reliable escrow, lending and title services at competitive prices from our affiliate companies, Pickford Escrow Company, California Title and First Capital/First Financial.
§ Our agent will provide you with all contracts and required State, local, and area disclosure forms.
§ Our coordinators will plan a time line of your contingencies and actively track their performance.
4. Help you to determine what you can afford and arrange for financing.
§ Place you in the best negotiating position, by taking loan contingencies out of the negotiations. § We will provide you with information and resources about products and services related to your purchase as well as the moving process that includes:
Inspectors (home, radon, mold, asbestos, termite, lead-based paint, soil and geology)

§ We practice risk management. Every agent has Errors and Omissions Insurance (E&O)
